A bridge loan is priced in rate and fees, and the fees are paid once however short the hold. Enter your numbers to see the total dollar cost, what it works out to per year, and how the timing of your exit changes both.

An estimate only, not an approval or a quote. Interest is modelled interest only on the full balance from day one, which is how most bridge loans advance.

Reading the result

Four things make up the all in cost

Bridge financing costs more than term debt on purpose. What you are buying is speed and flexibility, and the honest test is whether the opportunity is worth the carry. The bridge cost guide walks through a full worked example.

  1. Interest

Charged monthly on the balance, interest only. Bridge terms run months rather than years, so the rate matters less than most borrowers assume. Duration is the multiplier.
  2. Lender fee

Typically 1 to 2% of the loan, charged up front or deducted from the advance. On a short term it is often the largest cost after interest: a 2% fee on a 6 month loan works out to about 4% a year of extra rate.
  3. Legal, appraisal and disbursements

Legal on both sides, the appraisal and any environmental or survey work. These are broadly fixed, so they weigh more heavily on smaller loans.
  4. The exit

Prepayment terms, minimum interest and renewal fees if the exit slips. A loan with three months of minimum interest that you repay in month two still charges month three.

Questions

Bridge loan cost questions

Because the lender fee and the legal and appraisal costs are paid once, whatever the term. Spread over a few months they add a lot to the yearly figure, even when the dollar total is modest. A 2% fee on a 6 month loan works out to about 4% a year of extra rate. That is why the dollar total, not the yearly rate, is the number to weigh against the opportunity.

Some bridge lenders charge a set number of months of interest even if you repay sooner. With three months of minimum interest, repaying in month two still costs month three. Set the minimum interest slider to match your term sheet and the calculator charges whichever is longer.

Often. The fee is charged up front or taken off the advance, so less cash reaches closing than the loan amount. The calculator shows the cash advanced when the fee is deducted, so you can plan the rest of the closing funds.

Enter it under other fees if one applies to your file. Fees are agreed in writing before work begins, paid on funding, and disclosed to borrowers as BCFSA requires.

Renewal at a fee, an extension renegotiated at worse pricing, or in the bad case enforcement. This is why the exit is underwritten as hard as the loan: if the exit only works in the best case, the loan should not be taken.
