Have a broker read your deal

Most people apply before they know whether the deal works. A deal review is the other way round. Send the property and the numbers, and a senior broker tells you plainly whether it is financeable, roughly what it would cost, what is missing from the file and which kind of lender fits. There is no fee for this and no obligation to proceed. We do not pull your credit to read a deal.

When the answer is no

Sometimes the honest answer is that the deal does not work yet. The income does not support the loan, the price is ahead of what the property will appraise at, or the file needs a year of clean statements before a lender will look at it. We will tell you that, and we will tell you what would have to change. A broker who says yes to everything is not much use to you.

Most deals get a read the same business day or the next one. A complicated development file can take longer, and we will say so when we get it.
