Four things are enough for a first read. If you have more, send it, but do not wait to assemble a full package before asking.
Address, property type and a short description of the asset and its condition.
Rent roll or operating statements for an income property. For owner occupied, the business financials.
Purchase price and deposit, or the current mortgage and what the borrower wants to do with it.
Subject removal, closing date, or maturity date. Speed changes which lenders are realistic.
Same day on a basic file. We do not sit on files, because the value of this to you is speed. If we need more before we can give you a real answer, we tell you exactly what and why rather than sending a holding reply.
Nothing. There is no fee for a read. If the file moves forward as a referral or a co broker file, the fee arrangement and the non solicitation commitment are agreed in writing before any work begins, paid on funding, and disclosed to the borrower as BCFSA requires.
Some files do not work. Special purpose assets with no lender appetite, income that does not cover the debt at current rates, borrowers whose structure or credit will not clear, deals below the size where a commercial file makes economic sense for the borrower.
When that is the answer you get it quickly and with the reason. Telling a broker a deal is fundable when it is not costs them a client. A fast no does not.
